This existing one-story, 7000 square foot commercial structure, last upgraded in the 1970's, had reached the end of its useful life, except for the most basic parts of the structural system.

The new design creates a streamlined facade and adds unifying overhangs to the existing massing. The overall site plan approach replaces sections of existing asphalt pavement, so as to enrich the otherwise barren context with plantings and terraces.

This structure is located within the Upper Montclair Historic District. In that the existing building has contributed little to the quality of the district, a contrasting modernist approach was sought, so as to add a fresh diversity to a stretch of the Upper Montclair streetscape that has minimal historic context. This design has been enthusiastically approved by the Montclair Historic Preservation Commission.
