On this project in the historic and eclectic Carroll Gardens neighborhood, we served as both architect and developer.

Purchasing a lot measuring a mere 25' x 100', we created and built scheme containing three new stuccoed maisonettes, perched on 120-year old stone foundations, each featuring a wood burning fireplace, terrace and garden. The maisonettes cluster around a secluded, lush courtyard entered from the street through a private, ivy-entwined gate.

Unusual features include a coal chute converted into a skylit niche, unexpected yet calculated cut-outs between stairs and living spaces, and the use of privacy-enhancing translucent glazing at specific lot line conditions.
